Orleans County, Vermont Homes For Sale. Find a Wholesale Bank-Owned REO in Orleans County, Vermont, VT:Featured Topic: REOREO stands for Real Estate Owned and refers to a property that has been returned to a bank or lender in a foreclose proceeding. Most banks will not provide financing on their REOs but it doesn’t hurt to ask - especially if the property has extensive damage and you are purchasing it as is. FHA regulations concerning the condition of a property have changed dramatically over the past three years making it easier for investors to obtain financing on an REO. Many investors overestimate current and future market rents when analyzing a potential REO cash flow rental house. This is a highly critical step and should involve an expert resource on real estate market rent conditions. In experienced REO buyers that can not follow through on their offers, make many agents leery of working with investors. Many REO investors are currently buying bad deals by basing their offers solely on the fact that the house looks cheap. This creates bad experiences that stop them from continuing their investing careers. It's not unusual for some REO homes in Southern California to receive 15 or 20 offers. Sometimes the bank will throw out all but two offers and then ask the selected buyers to resubmit what is called "Highest and Final" offer. It is common to see holes beat into the drywall of REO homes. Many REO homes have not had water service for a long period of time and will require a complete landscaping job. Many REO investors seeking cash flow buy and fix a property based on overly optimistic market rent and incur long holding times before reducing the rent low enough to attract a qualified tenant. Fannie Mae may make some repairs to REO homes to increase their marketability however, the buyer should be aware that other repairs may be needed. If an REO buyer has a Federal Tax Lien that is in a repayment agreement, you do not have to pay it off in full but you must be able to qualify with the monthly payment of the repayment agreement. State Tax Liens typically must be paid in full prior to closing your FHA loan on an REO. The bank does not want to sit on its inventory. Since it did not receive its minimum bid from an investor or home buyer during the foreclosure sale at the courthouse, the bank is likely to price that REO home for less, just to get rid of it. Many are in fine neighborhoods and offer outstanding values. And while some REO homes do qualify as handyman specials, many are in very good condition. REO properties have some disadvantages too like, not all of are in good condition in some cases you may need to call gas, water & electric companies to get them turned on & also you will have to pay for all repairs. In their haste to get the cheapest houses, many investors end up with undesirable REOs that need profit killing repairs. Many REO buyers are using current market rents to establish a buy price. This model is similar to a commercial real estates buyers approach. REO tip.....Be sure to have a clear picture of your hold time and what the actual hold cost is. Be sure to include market decline. An REO is a property that has been foreclosed on and has reverted back to the ownership of the bank or lender. REOs aren't for everybody; they have as many problems and issues as other homes, sometimes more. However, in these times, the price you pay can more than offset the cost of restoring the house to its former glory. |
