REO listing agents have some degree of influence over the banks asset manager and like to work with investors who have done there research and due diligence.

Before making an offer on a REO, have your agent contact the the listing agent and ask the following questions: (1) Are there any inspection reports, (2) What work has the bank agreed to, (3) Is there a special "as is" form, (4) How long does it take the bank to accept an offer, and (5) How does your agent deliver the offer?

An REO can be financed through a number of methods including cash, hard money, conventional and FHA.

Positve cash flow is attained when the monthly collected rent minus expense exceeds the mortgage payment.

Many investors are bidding above list, panicking thinking that the market is at bottom when in reality there are many more REO's to come in the next few years.

It is important when buying cash flow REO's to take the point of view of the end user buyer or renter to end up with a home that has long term desirability.

If other buyers ask for 17 days on an REO, for example, to conduct inspections, and you ask for 10, you will be deemed the more serious buyer.

A property that is still in foreclosure does not yet belong to the bank and the homeowner must be engaged. An REO purchase does not involve the homeowner.

An REO investor must take care to properly evaluate the condition of a listing and compare that with the standard of the active, pending and sold comparable homes in the area.

When calculating monthly cash flow be sure to include tax, insurance, management, municipal fees and vacancy costs.

Even if an REO has fresh paint, brand new carpet, new appliances, perhaps even a new roof or siding, it doesn't mean everything in the house is new, or even works.

Some REO listing agents are so busy that they hire assistants to field calls. Many do not give out their private cell phone number, which can make communication difficult. Many prefer to use email.

Buyers chasing after bank repos are sadly discovering that some REO lenders will not sell a bank repo to them, and they don't know why. The truth is banks can name the terms and conditions under which they will sell a bank-owned home. If buyers don't fit those qualifications, they are out of luck.

FHA buyers might back away from buying the bank REO if the appraisal calls for conditions. While it is true that FHA appraiser guidelines have relaxed since 2006, foreclosed homes that are older may require too many repairs. Appraisers will note missing bathroom toilets and sinks, peeling paint on pre1978 homes, inoperable or missing kitchen appliances such as a stove.

Usually the Bank won’t accept an offer directly from you. Banks accept offers only from a real estate agent or broker.

In some communities code enforcement is looking to thin the herd of run down section 8 rentals by imposing heavy fines on their landlord owners. This is something to consider when looking into buying an REO homes as rentals.

REO tip...When comparing recent sales to your subject property, be sure to make adjustments for differences in square footage.

REO Part II: Banks have departments that must maintain these homes, keep the lights on and keep the taxes paid. Banks cannot legally sell real estate directly to the public, so they enlist the services of a real estate broker to list the home for sale. Real estate brokers in turn with the REO manager within the bank to negotiate through an offer.

The REO option offers many more benefits and less stress than the foreclosure auction. When a bank takes back a property they then have the property listed as a salable asset on their books.
