In a foreclosure situation, the amount owed to the bank is almost always more than what the property is worth, very few foreclosure auctions result in a successful sale and the property instead reverts to the bank, thus becoming an REO, or Real Estate Owned property. In a REO situation, a bank will typically set the opening bid at a foreclosure auction for at least the outstanding loan amount and, if there are no bidders that are interested, then the bank will legally repossess the property, and as soon as the bank repossess the property, it is listed on their books as REO (Real Estate Owned) and is categorized as an asset (non-performing). Investors who purchased REO's during the down turn of the early 1990's realized huge cashflow and equity gains. Most offers made on REO properties that contain the phrase and or assigns will not be considered by the bank or the REO listing agent. Many REO investors rely on the opinions of inexperienced buyers agents to formulate their offers. These agents are often desperate to make a sale and do not understand market value or cash flow analysis. The only time the deposit check is cashed in an REO offer is when the offer has been accepted. A property that is still in foreclosure does not yet belong to the bank and the homeowner must be engaged. An REO purchase does not involve the homeowner. Many REOs are secured by an electronic SUPRA box and cannot be accessed by a number code. An investor must have interior access to a home to make a repair estimate. Budgeting for monthly maintenance issues such as gardening, is important in calculating cash flow on an REO as certain items must be maintained by the owner. Fannie Mae may make some repairs to REO homes to increase their marketability however, the buyer should be aware that other repairs may be needed. REO buyers, don't rule yourself out of qualifying for FHA loan to buy a home or refinance your existing mortgage because of credit issues until a mortgage professional has reviewed your credit. The bank may ask for you to submit a loan application so it can prequalify you for an REO, however, you are not obligated to obtain your loan from that bank. FHA requires satisfaction of appraisal conditions prior to closing. Yet, REO banks typically will not authorize repairs prior to closing. Then, toss into the mix that bank repo buyers rarely want to pay for repairs before they own the home. Buying an REO is not the same as buying a home through the normal channels. In their efforts to create a bidding frenzy, many REO agents will claim that they have 10, 15, 20 or more offers on a REO house when in reality their are only a few offers that the banks would consider. Don't be discouraged by this kind of talk and submit your educated offer. A turn key REO rental house is one that is ready completely ready for a long term hold buyer to purchase. This house has been pre selected, negotiated, repaired, rented and can provide instant monthly cash flow as well as long term appreciation. REO tip..to help project the health of an area, pull the NOD and foreclosure data within a 1 or 2 mile radius. This should help you determine what the area will look like over a to 12 month period. Areas with a high level of foreclosure activity will have a longer road to recovery. If the house does not sell in the auction, it reverts back to the bank. The lender now has the right to sell the property as an REO (real estate owned), the third and final phase of a foreclosure. There are some downsides to REOs. While REOs are sometimes touted as real bargains, the lenders know very well what they're worth and will drive a hard bargain to ensure they are getting as much money as possible from the sale. |
