When a bank takes back a home in foreclosure, it becomes an REO and is assigned to a local agent.

In a foreclosure situation, the amount owed to the bank is almost always more than what the property is worth, very few foreclosure auctions result in a successful sale and the property instead reverts to the bank, thus becoming an REO, or Real Estate Owned property.

Being clear on exit financing allows the REO investor to define their price range and buy the same type of property over and over.

With the currently low interest rates this is an optimum time to finance REO's for long term hold and cash flow.

REO agents must follow up diligently on offers made in their buyers behalf as many properties have a stack of offers submitted.

An REO investor must take care to properly evaluate the condition of a listing and compare that with the standard of the active, pending and sold comparable homes in the area.

Many California investors who sought monthly cash flow in the last boom market went out of state to slow appreciating markets. Just a few years later there are superb REO buys in Southern California, a market known for sharp periods of appreciation.

If an REO buyer has a Federal Tax Lien that is in a repayment agreement, you do not have to pay it off in full but you must be able to qualify with the monthly payment of the repayment agreement. State Tax Liens typically must be paid in full prior to closing your FHA loan on an REO.

If the bank won't budge and you receive an offer rejection, wait another 7 to 30 days and then resubmit your original offer, with the original date crossed off and your new date inserted.

A cash REO buyer does not need 30 or 45 days to close if the buyer is not obtaining a loan. Once the home inspection and other contingencies have been satisfied or released, closing can take place in as little as 3 to 7 days, providing the buyer is willing to sign a lead-based paint waiver.

The bank wants to recover as much money as they can on an REO, and will try to sell close to market value in many cases.

The Home Steps REO warranty is available only on single-family HomeSteps homes. The home must be sold as primary residence for at least $25,000 in the 48 contiguous states or Washington, D.C. The warranty and closing cost opportunities are not available on HomeSteps homes sold as investor properties, second homes, or vacation homes.

Short Sale versus REO: Big difference! If you make an offer on a home that is potentially a short sale, you will work with the seller and the bank, with the bank (or banks) being ultimately the decision maker on your deal.

These are the terms that lenders use to describe properties that they repossessed though foreclosure and they are more than egger to get rid of them. Also it's a good idea to scan through your local classifieds for ads that contain one of the following: 'motivated sellers', 'handyman special', 'needs TLC'.
