Simms Homes For Sale. Find a Wholesale Bank-Owned REO in Simms, Louisiana, LA:
Featured Topic: REOIf you establish a relationship with an REO listing agent who controls inventory you must be ready to close escrow quickly to establish yourself with that agent. In a foreclosure situation, the amount owed to the bank is almost always more than what the property is worth, very few foreclosure auctions result in a successful sale and the property instead reverts to the bank, thus becoming an REO, or Real Estate Owned property. Being clear on exit financing allows the REO investor to define their price range and buy the same type of property over and over. A number of positive cash flow REO rentals in the Southern California market can create a passive monthly income suitable for ones retirement. Most offers made on REO properties that contain the phrase and or assigns will not be considered by the bank or the REO listing agent. Many of the currently low priced REO's that look good on paper are in fact non conforming and have many bad features such as undesirable configurations, small square footage, border noisy streets or have bad add ons. When flipping REOs investors must be careful about reselling to people that can't close quickly. Because they are vacant, many REO homes get vandalized and sustain damage. Home prices are at their most affordable in many years, which has opened up home ownership to many who had been locked out during the housing boom. And now, the federal government and many states are launching plans to hook up buyers of REO homes with very attractive terms. It is important to understand the standard amenities of homes in an area before determining rehab costs on a cash flow rental home. Fannie Mae may make some repairs to REO homes to increase their marketability however, the buyer should be aware that other repairs may be needed. There are some credit issues that REO must allow for a certain time to pass before you can qualify for a FHA loan. They are follows: Two years from the date of discharge for a Bankruptcy and Three years from the date of Foreclosure. The bank may ask for you to submit a loan application so it can prequalify you for an REO, however, you are not obligated to obtain your loan from that bank. The US Department of Housing and Urban Development's REO properties are a result of FHA paying a claim to a lending institution on a foreclosed property which was financed with FHA Insured Mortgage and the lender transferring ownership of the property to HUD. Buying an REO is not the same as buying a home through the normal channels. While REO investors are underbidding on many foreclosure properties, Christopher Thornberg, a principal at Beacon Economics in Los Angeles, said that interest is coming from “vulture funds” with millions of dollars to spend on distress sales. Thornberg said Wall Street vulture funds are amassing war chests in preparation for a new cycle of opportunities in loans or bonds of struggling financial companies or homebuilders. The large number of investors buying and renting REOs in some areas will certainly cause a sag in market rents. This should be considered when buying an REO to hold. REO: this is an acronym for Real Estate Owned, and this used to be called the bank department that managed the properties the bank had reacquired through a foreclosure process after the auction. A common misconception is that foreclosures and REOs are the same. Although they are similar they are in fact different with the REO being the direct result of a foreclosure option sale. To avoid paying more than you intended, carefully research the area and home prices, as well as possible repair costs to find out if a REO home is right for you. |
