An REO (Real Estate Owned) is a property that goes back to the mortgage company after an unsuccessful foreclosure auction.

Before submitting an offer on an REO it is prudent to for the investor to be pre qualified and clear about their financing.

With the current downturn and unemployment challenges many investors are looking to create and replace income with cash flow REO's.

Currently, many wholesale REO's in Southern California are being tied up under contract within a few days of being listed.

It is important when buying cash flow REO's to take the point of view of the end user buyer or renter to end up with a home that has long term desirability.

When buying REOs from a lender the investor must submit their offers on standard realtor forms. The banks do not like to see custom investor looking contracts.

The competition and short time on the market before and REO goes pending has many REO buyers feeling discouraged. But many of these escrows will not close and the REO house will be back on the market.

When looking for the cheapest REOs, an investor should go out and really see the areas and inventory. Usually there is a reason for the low pricing. That does not mean that there are not super deals but the listing agents are pricing according to area, desirability and condition. They are looking to dump the house quick and you don't want a lemon REO.

Many REO investors do not realize the large number of homes that have gone back to banks but remain unlisted will eventually hit the market and have an impact on price.

Banks cannot legally sell real estate directly to the public, so they enlist the services of a real estate broker to list the home for sale. Real estate brokers in turn with the REO manager within the bank to negotiate through an offer.

REOs are a safer method of buying a home than foreclosures and short sales, but you might be paying more than you bargained for and be faced with repairs and replacements.
