Banks may require a cash REO buyer to show proof of funds. This rules out obtaining a refinance on a residence unless the money is already in the bank.

REO properties have some disadvantages too like, not all of are in good condition in some cases you may need to call gas, water & electric companies to get them turned on & also you will have to pay for all repairs.

In their haste to get the cheapest houses, many investors end up with undesirable REOs that need profit killing repairs.

If you get your REO bid accepted, move quickly to get your docs signed and counter signed as the bank will still entertain offers until you are in escrow.

REO tip...REO homes usually have no water service on, you may want to look up in the attic for any broken pipes or mold damage and check the interior walls and ceiling structures for water damage.

A common misconception is that foreclosures and REOs are the same.

Because of all the unknowns and requirements with foreclosure auctions many people prefer buying an REO.
