Fannie Mae has acquired their properties through foreclosure, deed in lieu of foreclosure, or forfeiture. FHA would typically require that any outstanding collection accounts, judgments, charge offs be paid off in full before closing your loan but not necessarily before approving your loan on an REO. The bank does not want to sit on its inventory. Since it did not receive its minimum bid from an investor or home buyer during the foreclosure sale at the courthouse, the bank is likely to price that REO home for less, just to get rid of it. Banks may require a cash REO buyer to show proof of funds. This rules out obtaining a refinance on a residence unless the money is already in the bank. One more disadvantage of Bank Owned homes or REO Properties is you will not know about the past of the property, but this can be reduced by doing some research on property in public records. In a market with so much inventory it is important to select an REO by area, condition and characteristics. This will be a desirable and marketable home when the market recovers. Many municipalities are fighting the subprime blight in their communities by levying heavy code enforcement fines at REO buyers. REO: this is an acronym for Real Estate Owned, and this used to be called the bank department that managed the properties the bank had reacquired through a foreclosure process. The process starts with the notice of default filed and, in California, ends with a trustee's sale back to the lender (if no one else buys the property on the county courthouse steps). Short Sale versus REO: Big difference! If you make an offer on a home that is potentially a short sale, you will work with the seller and the bank, with the bank (or banks) being ultimately the decision maker on your deal. The REO option offers many more benefits and less stress than the foreclosure auction. When a bank takes back a property they then have the property listed as a salable asset on their books. |
