A loan prequalification for an REO purchase doesn't mean your loan is approved. You must apply for a loan separately, after you are prequalified and your purchase offer is accepted. The bank may ask for you to submit a loan application so it can prequalify you for an REO, however, you are not obligated to obtain your loan from that bank. An REO property has been foreclosed by the lending institution, and has reverted to their ownership. This is not how the bank wants foreclosures to end. In most cases, the market value of the home simply does not cover the loan balance, repair costs, and other fees associated with foreclosure and sale. An REO can be a good opportunity to get a property below market value, with a clear title and free possession. The competition and short time on the market before and REO goes pending has many REO buyers feeling discouraged. REOs are a safer method of buying a home than foreclosures and short sales, but you might be paying more than you bargained for and be faced with repairs and replacements. |
